To begin the process of obtaining a permit through the Town of Lyman you must first contact the Planning & Zoning Administrator, Madison Workman, to complete the required forms for the Town.

As of September 1, 2021 the Town of Lyman now partners with CC&I for all permitting:

Should your project require additional permitting through CC&I,  upon completion and approval of required forms with the Town's zoning department, those approvals will be forwarded to CC&I.  It is then your responsibility to reach out to CC&I to complete the permitting process.  You may submit your application to CC&I online at Citizen Portal (iworq.net)

Does your Project require a Permit?

State of South Carolina Building code says any owner or owner’s authorized agent who intends 
to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or 
structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, 
gas, mechanical, or plumbing system, the installation of which is regulated by this code, or to 
cause any such work to be performed, shall first make an application to the building official and 
obtain the required permit.

I am building a new Residential dwelling. What do I need to do first?

 
  • The best place to start is by completing the New Construction Packet. Doing so will ensure that you have everything you need when you apply for approval. 
  • This comprehensive packet includes the Zoning Compliance application, the Business License application, the sewer agreement and the subcontractor list. 
  • Once completed, it can be emailed to Zoning@lymansc.gov. If you have any questions regarding this packet or any related steps, Contact the Zoning Administrator.

Can I Do My Own Repairs/Remodeling at My Home?
  • If you are a homeowner and want to act as your builder or general contractor, you may complete some types of work yourself. State law will require you to live in the home for two years afterward. If you are interested in this, complete the Owner/Builder Disclosure Statement and have it notarized and recorded at the Spartanburg County Clerk of Court's office. Then submit a copy of the recorded form with your building permit application. All permits require inspections to ensure compliance with building code standards.

  • You may not do any type of remodel or repair work that includes electrical, mechanical (heating and air), plumbing, gas, or structural changes; those types of work must be performed by a licensed contractor.
